6 Things to Consider When Applying Decking Oil to Merbau Timber

As merbau timber has myriad uses outside the home, it is important that you have chosen an appropriate decking oil to protect it from the elements. There are a number of different oils to choose from, which can make the decision difficult if you don’t really know what you’re looking for. In this article, we have compiled a list of 6 things to consider when applying oil to merbau.
 1.   If the timber structure is brand new and you’re looking to apply its first oil treatment, we recommend a product in a lighter colour (such as Light Oak) followed by a clear coat. This is because lighter coloured products use minimal pigments, which helps to prevent further darkening of the merbau, and will showcase the natural colour effectively.

2.   If the timber structure is over 5 years old and has had a number of oil treatments throughout it’s lifetime, we recommend sanding the merbau timber back before application to ensure a nice finish. If you’re working on a budget, however, you can also opt for a darker pigmented oil that will hide any marks or patches of discolouration.

3.   You also have the opportunity to use an oil that has a strong merbau pigment. This is actually the most cost effective option in most cases, as it enables you to achieve a uniform look on even the oldest of structures. It is important to note, however, that such treatments are just delaying the inevitable – overtime, the coatings will build up on the timber.

4.   It is important that you clean the structure every 3 to 6 months using a high pressure washer. Don’t go out and purchase the strongest unit on the market, however, as it is likely to do more harm than good – ideally, use a pressure washer at 1000 PSI. Also ensure that you don’t get too close to the timber, as it can actually tear it apart.

5.   Before applying any oil treatments to your structure, it’s important that you give it a good wash and scrub using an oxalic acid solution. This product can be picked up at most hardware stores. It can be applied to merbau timber using a broom with tough bristles – let it sit on the surface for 10 to 15 minutes before rinsing with the garden hose.

6.   Once you have cleaned the merbau, it is essential that you let it sit for at least 24 hours (but ideally 48 hours) to allow it to dry. After this time has passed, you are able to apply oils and other treatments. You should also regularly rotate any pots and furniture regularly to help reduce tan lines (which are caused by irregular UV exposure).

If you are planning to use merbau timber around your property, we have that the above list of things to consider has enabled you to choose an oil treatment that best meets your needs. We also hope that you now have a better understanding of how to properly apply it and keep the structure in good condition. Do not hesitate to ask an expert for product recommendations if required.

Easy Tips to Keep in Mind with Modern Kitchen Designs

Contemporary or modern kitchen designs are all about helping you save more space, even when you get innovative designs. The entire idea about having modular kitchen styles or open or even compact contemporary styles is to lay emphasis on space saving, ensure that you get the maximum utilization of a small space and at the same time enjoy your cooking in the same. It is all about blending together user needs and keeping them in theme with the requirement of the household.

Flooring For Modern Kitchen Designs

You are getting a new home or plan to refurbish your current home kitchen. In both cases, it is vital to consider some home decorating ideas or interior design tips. Remember that when it comes to decorating a home you will need to exhibit skill and talent, which reflects your taste. One of the most important aspects of home decoration is flooring. The right kind of flooring can make your home seem like a cozy haven. But the wrong flooring can spoil the overall decoration of the house. Hence, you should choose your home flooring with a lot of patience and practicality.

Utility Factors for Modern Kitchen Designs

Kitchen designing is not an easy task. You will need to review the pros and cons of different kinds of flooring. For instance, bamboo flooring and wood flooring make the house appear classy. You can spread rugs on them, they are easy to clean and almost all kinds of furniture will blend with them. But they are prone to termites and scratches. So, every time a chair is being pulled, your heart would go throbbing. You can opt for different kinds of flooring systems in various parts of the kitchen.

Aesthetic Value for the Modern Kitchen Designs

This essential part of interiors can make the house look chic and bigger or it can appear smaller and shabbier. Bamboo and wood flooring is eco-friendly and it has become a trend in recent times. So, get this flooring in areas that are less prone to dragging of furniture like the den or your bedroom. When it comes to the cabinets and the drawers, you surely need something that is easy to access on an everyday basis and yet provides you with the benefit of saving space. Think of sleek designs that look terrific on the exterior.

Interior Planning Of the Modern Kitchen Designs

Like the exterior of the kitchen, it is vital to ensure that the interiors of the kitchen are thought out well. For this, you should try to prioritize how you space and keep these drawers and cupboards. Work it out so that you access what you need first and then keep lesser important things at the back. Also, keep these interiors planned in a way so that they are easy maintenance.

Adding Panache to Modern Kitchen Designs

For a stylish design you can opt for Italian marbles. This flooring would last for decades to come and makes you feel like you are living in a palace. Interior ideas for such flooring include grand paintings, classic furniture, engraved wood pieces and antiques. Choose a sensible flooring style, which suits your budget and is practical in the long run too.

Other Tips

Just make sure that you are comparing rates and quotes from different companies. If you are designing and doing most of the carpentry work yourself, then it could really take a long time. Along with this, buying module furniture for your modern kitchen designs makes sense when you are in a rush and don’t have time to invest in getting these made.

Toronto Housing Market Is Booming and Here’s Why

Toronto, the most populous city in all of Canada and the capital of Ontario, is often referred to as one of the "crown jewels" of the real estate market.

As of 2011 over 2.6 million people lived in the city, making it the fourth most populous city in North America.

With so many people in one place, real estate is sure to be an area of importance. Fortunately thanks to a constant stream of people moving to the city - about three percent of them immigrants - and low interest rates the housing market is healthy.

Low interest rates have been record low since the rebound after the recession hit in 2008. This provided many with the opportunity to buy a home cheaply.

As of the end of 2014 there were 56,000 condos under construction in Toronto - more than cities with even greater populations such as Chicago, Los Angeles and New York.

This Toronto booming condo market has proved to be an affordable option for first-time buyers, renters and transplants.

Back in the 1990s Toronto only had about 10,000 condos. Sales of homes have also tripled from the 26,700 transactions in 1990.

Obviously this has created a lot of jobs. According to the Toronto Real Estate Board there is one realtor for every 140 residents - 39,000 realtors.

However, most don't feel comfortable buying a home - at least not as comfortable as they would feel ordering a cup or coffee or choosing a movie to go see.

About two-thirds of the real estate market in Ontario is controlled by five to six large agent networks. These agents include RE/MAX, Royal LePage, Sutton Group, Century 21, HomeLife and Keller Williams.

RE/MAX, an American real estate company designed to organize real estate agents by allowing them to work together, came to Canada in 1979. In Ontario it has the most turnover.

Royal LePage has the longest experience in the Canadian market. Founded in 1913 by 26-year-old Albert Edward LePage, the company is over 100 years old. LePage was also a founding member of the Ontario Real Estate Association and the Toronto Real Estate Board.

The company is the largest that originated in the country, with over 14,000 agents.

Shop A Property is another agent in Toronto, headed by Dmitri Alexandrovski and StanislavaPetrova. Around for over eight years, the company specializes in the core downtown Toronto condo market.

Sutton Group came to Vancouver in 1983 and spread to Atlantic Canada within ten years. Now with over 8,700 realtors, it ranks within the top seven for number of closed deals in the Ontario-area. The company also claims to be the first to have its own website.

Century 21 arrived in Canada in 1974, after it's successful launch three years prior in California. The company has several hundred independently owned brokers throughout Canada. In Ontario Century 21 ranks among the top five big realty networks.

HomeLife, founded in 1985 and consistently spread since throughout Canada and elsewhere, only slightly lags behind RE/MAX and Royal LePage.

Keller Williams, the number three residential real estate company in the United States, has steadily spread throughout Canada as well. In Ontario the company has 13 offices, with three in Toronto.

Things to Consider When Buying Exterior Doors

If you own a home, your choice of exterior doors will be a critical decision that you must not take lightly. You will most likely be living in your home for many years to come. Therefore, you want the house to be equipped with high quality doors that you are proud of. There are many other reasons why the doors you buy should be important to you. Taking the time to do your research before you go shopping for doors will pay huge dividends down the road. Here are some of the qualities to look for when buying exterior doors.

1. Appearance

Let's face it, you want your house to look as good as possible. You want to impress your neighbors and people who are just passing by. Decorative carvings and designs are a good way to have a door that catches the eye of many people. You may also want to buy an exterior door with some decorative glass that really makes your door stand out from the crowd. The color of the door is also something you must give careful consideration to. Some people believe that the front door should match the rest of the exterior color scheme. However, other people dare to be different by having their front door painted a different color than the rest of the house. It is purely a matter of personal preference.

2. Strength

Do you live in an area where the security of your home is a big concern? If so, you need to look for a door that is incredibly strong. You may want to consider buying an external door that is made from metal. Although this will not have the same visual appeal as other types of doors, at least your home will be adequately protected from intruders. You should also avoid purchasing a door with any windows in it than an intruder could force his way through. However, a tiny window for you to see who is at the door would be acceptable. ETO Doors has a huge selection of entry doors for you to browse through.

The better exterior door you buy, the more value it will add to your home. You must always consider the amount of value that an improvement is going to add to your home if you sell it in the future. A high quality external door will definitely impress any potential buyers.
